Portuguese Property Prices Reach New Heights by the End of 2025

Figures from the Instituto Nacional de Estatística (INE) and Confidencial Imobiliário have confirmed that the Portuguese residential market ended 2025 with significant increases, setting new records for average price per square metre in several segments and regions.

The national average increase stood at over 10% in year-on-year terms in the fourth quarter of 2025. Lisboa and Porto continued to lead in absolute terms, with average prices exceeding €5,000/m² in the most sought-after areas. However, the highest relative increases were recorded in regions that were until recently considered secondary.

Costa de Prata in the Spotlight

The coastal strip between Peniche and Figueira da Foz saw some of the country's most significant year-on-year increases, driven by growing demand from national buyers seeking more space and leaving the major cities, and by a growing number of foreign residents attracted by the region's authenticity and prices that are still lower than in the Algarve.

Outlook for 2026
